Kennerly Lamishaw & Rossi LLP

Commercial and Office Leasing

Kennerly Lamishaw & Rossi’s attorneys represent a broad range of building owners, investors and property managers throughout the United States in connection with the negotiation and documentation of leases (including letters of intent, construction work letters and related development agreements), lease amendments, sublease and assignment agreements, lease restructurings and workouts, telecommunication agreements, guarantees, letters of credit, brokerage and property management agreements and other property related documents.

The Firm’s commercial and office leasing clients include single-asset holders as well as real estate investment trusts, institutional investors and several of the nation’s largest real estate companies that own and/or manage large portfolios of office buildings, medical office buildings and combined office/retail projects. Our clients also include a broad spectrum of tenants — including entertainment companies, financial institutions, health care providers, and accounting, law and design firms. We have leased all manner of office and industrial space from multiple floors in high rise office buildings to studio space built in former airplane hangars to thousands of square feet of regional distribution centers. We have developed and implemented comprehensive office leasing programs with guidelines and documentation for the client who owns one building to the client owning multiple buildings across the country.

Many of the partners at Kennerly Lamishaw & Rossi have been general counsel and/or in-house counsel for publicly traded companies and/or private real estate companies owning large portfolios of foreign and domestic commercial and high-rise office properties. As a result, our lawyers have a unique ability to understand a corporate client’s real estate leasing needs and strategies – whether for its own use or as the owner of a national portfolio of high-rise office buildings. We appreciate the need to balance the interests of the parties involved with the need for timely and cost efficient documentation. Whether representing the landlord or the tenant, we assist KLR’s clients with perspective that keeps the underlying business transaction paramount. KLR offers the highest level office leasing practice, at billing rates below those of the national firms.
